Holliston 6/11/2010 - 73 Jeffrey Ave., a 26,000 s.f. industrial building located in the Lowlands Industrial Park, will have a new 10,000 s.f. medical device tenant. Marlene Aron was the sole broker representing the Lessor, Security National Properties. The remaining 16,000 s.f. is made up of office and warehouse and priced at $4.50/s.f. NNN.

 

 

Holliston 6/1/2010 - Global Industrial Services, a property service and management firm has leased approx. 2,500 s.f. at 20 Whitney St., Holliston. Eric Brosler was the sole Broker in the transaction and represented the Lessor, Edgewater Development Association.

 

 

Natick 5/25/2010 - Ntick Bikram Yoga has leased 3,500 s.f. of space at 6 Huron Dr. in the East Natick Industrial Park. Eric Brosler represented the Lessee.

 

 

Ashland 5/21/2010 - Representing the Lessors, in her 4th successful transaction with Ouellette Realty Trust, Marlene has brought the Rt. 135 ~12 W. Union Street plaza to 100% occupancy. The New England Bead Company www.newenglandbeadcompany.com will be opening in early July. Allen J. Margulis, JD, MST of Total Counsel Law Group of Natick negotiated the lease on the Lessee's behalf. Attorney Andrew Rogers of Framingham represented the Lessor.

 

 

Holliston 5/1/2010 - Highlands Lawn and Landscape has leased 1,650 s.f. of space at 86 Washington St., Holliston. Eric Brosler represented the Lessor, Bristol Development LLC. in the transaction.

 

 


Holliston 5/1/2010 - " The Water Hazard Minigolf Course " has been leased for the season and is now open. This 4 acre site was professionally designed with waterfalls and the longest hole in New England. Manicured grounds, with bridges over ponds & a snack shack make this course one of the nicest around. Leisure Arts Workshop, LLC has leased the site for the season with the intention of purchasing the property at the end of the season, Marlene Aron represents the Lessor/Seller.


Southborough 5/1/2010 - Culinary Underground, a kitchen toll retailer and culinary school has leased 1,400 sf at 21 Turnpike Road, Southboro. Eric Brosler represented the Lessor.

 


Framingham 4/30/2010 - "Total Connections," a well-established call center business that services medical clients and others nationwide, has expanded and leased 48 Franklin Street, a freestanding office building in Downtown Framingham. Marlene Aron was the sole broker and represented the Lessor.


 

Framingham 4/23/2010 - Gordon R. E. and MWCRE co-broke the lease at 419 Worcester Road, a 4 tenanted strip center with frontage on Rt. 9 & Rt. 30. The new tenant is " Discount Cabinets." Marlene Aron represented the Lessor, who she has represented for over 20 years. The plaza is now 100% leased.

 

 


Northborough 4/22/2010
- 411 W. Main Street, a retail plaza located near the Shrewsbury line, welcomes a new Fitness Co. Marlene Aron represented the Lessors and has 1,400 or 2,800 s.f. remaining.

 

 

Framingham 4/13/2010 - Venture West Plaza, a Rt. 9 power center with many national tenants including Legal Seafood, will have an expanded dental practice. 2,145 s.f. has been leased by the current dental group for expansion. Marlene Aron did the original lease and represented the Lessor on the expansion.

 

 

Natick, MA - 4/1/2010 - Eric Brosler represented the Lessor in the leasing of 17,000 sf located at 213 West Central St. (Rt. 135) Natick, MA to Planet Fitness. Up to 6,000 s.f. is still available for lease. The bldg is located between 2 hospitals with prime street frontage.

 

 

Framingham 3/2/2010 - Fara Khedmaty and Marlene Aron have represented the Lessor in the leasing of a 3,300 s.f. restaurant. The new tenant is a multi-location franchise with one location in Worcester and many more in New Jersey. Crown Fried Chicken will be open soon at 40 Concord Street.

 

Framingham 3/1/2010 - Eric Brosler has leased office space at 855 Worcester Road, to The Turf Doctors. The plaza's office space is now 100% full, with just one retail 4,300 s.f. available.

 

 

Northborough 2/22/2010 - 411 W. Main Street, a retail plaza located near the Shrewsbury line, will be the new site for Sullivan Associates, a provider of training skills. Al Rogers, of Rogers Realty represented the tenant & Marlene Aron represented the Lessors.

 

 

Wayland 2/15/2010 - A dental & surgical practice will occupy the entire 2nd floor and 1/2 of the 3rd floor at 241 Boston Post Road - Rt. 20. The modern 3 story building is now 100% occupied. Marlene represented the owner/builder - Jonathan Buchman in the transaction. The tenant hired George Vaill, a dental consultant to help with build-out, lease negotiations & financing for the project.

 

 

Wayland 2/15/2010 - 302 E. Commonwealth Road at Mel's Plaza has been leased to liquor store business that will be relocating into the Plaza. The well-known Mel's Commonwealth Cafe, anchor tenant, has been at the site for over 30 years. Marlene Aron represented the Lessor and was the sole broker in this transaction.

 

 

 

Framingham 2/7/2010 - 195 Hollis Street, a 3,200 s.f. single story bldg, has been leased. The new lessee, shall be relocating an existing business which will be expanded to provide high quality meats, a convenience store with money exchange services. Marlene Aron is the broker/owner.

 

 

 

Ashland 1/1/2010 - "All Together Now Consignment" will be opening at 12 W. Union Street - Rt. 135. The new store will be operated by Norma Bell, a local resident, who has been in this business for many years. Marlene Aron represented the Lessor in the 2,600 s.f. lease. Marathon Deli is the anchor tenant and there is 1,789 s.f. available within the Plaza that was last used by a Tanning Salon that recently closed.

 

 

Framingham, Southboro & Marlboro- January 2010 - Marlene Aron has sold 3 properties - 85 Edgell Road, Framingham - an Historic Antique bldg. that was used as a group home has sold for $668,000 to a religious order. A Southboro 2 family, has been sold to an investor/builder, who she represented. He will renovate the property and keep it for investment. The purchase price was $180,000. 512 Sudbury Street, Marlboro - a licensed group home, has been sold for $350,000 to a non-profit agency, who will use the property for a similar use.

 

Ashland 12/30/09 - Prologix, a high-tech company, will be moving into 200 Butterfield Drive - Unit B, a 2,900 s.f. modern industrial condo, at Commerce Park.  Marlene represented ICSN the current tenant who will be moving to Worcester and the Lessor, AHAB Realty Trust in the transaction.  Aron stated, " There were alot of moving parts that had to be coordinated, but this deal was a win-win situation for all three parties."  Aron has represented AHAB Realty Trust, the owner of 2 units in the complex,  for over 5 years.

Framingham 12/22/09 - Fara Khedmaty has leased 40 Concord Street, the former Beef Grill Restaurant to multi-location operator with stores in Worcester and Rhode Island, who specializes in fried chicken entrees. The 3,300 s.f. store came fully equipped and should be open for business in February 2010.

Southboro MA 12/6/09 - Eric Brosler has sold a commercial bldg located at 14 Main Street, Southboro to a non-profit agency. Eric Brosler represented both parties in this transaction. The sale price was $460,000.

Ashland, MA 11/16/09 - MH Painting has extended its lease at 220 Eliot Street, Marlene Aron represented the Lessor.

Dedham, MA 11/15/09 - Referred to Marlene - The Ukrainian Credit Union will be relocating its Dedham site to Westwood - Lambert's Plaza. The new location is a vibrant plaza with non-stop foot traffic.

Framingham, MA 11/14/09 - MWCRE announces the lease of 49 Loring Drive to a food distribution center tenant. The 2,642 s.f. industrial unit was offered as a sublet. MWCRE represented the tenant on the sublet and the Lessor on the term thereafter.

Ashland, MA 10/16/09 - Boost Mobile will open at 300 Eliot Street before year end. Marlene Aron represented Ash Realty in this transaction. Ledgemere Plaza is now fully leased.

Natick, MA 8/31/09 - Marlene Aron of Metrowest Commercial R.E. represented the Tenant, National Seating & Mobility, a national company that provides customized wheelchairs and adaptive seating systems for individuals who have been diagnosed with loss of mobility. The new location, a 10,200 s.f. facility, located at 8 Eerie Drive, was chosen to allow National Seating & Mobility the ability to expand having outgrown their present 5,200 s.f. location.The Landlord was represented by RW Holmes, Arthur Amadei.

Framingham, MA 8/09 - 8/22/09 - MWCRE announces a lease at 255 Worcester Road to Get in Shape for Women, a franchise with over 25 locations. Marlene Aron has represented the owner for over 15 years.

Holliston, MA - 7/28/09 - New Englander Industrial Park will be the new location for Service Above & Beyond, a specialty foreign automobile repair shop. Marlene represented the Lessee, who was referred to her by an existing client.

Ashland, MA - 7/22/09 - Representing James & Helen Kosteas, clients for many years, Marlene has now brought their 14,000 s.f. industrial site at 220 Eliot Street to 100% occupancy. The 3,000 s.f. space has been leased for automotive fabrication.

Natick, MA - 6/26/09 - Eric Brosler represented Red Velour LLC in its recent acquisition of 213 West Central St. (Rt. 135) Natick, MA. Sale price - $3,400,000. The 26,000 s.f. building sited on just under 2 acres has been the home of landmark floral and gift retailer Barber Bros., a Natick institution for 63 years. The building is ideal for redevelopment, well located and in excellent condition. Red Velour LLC has enlisted MWCRE for the releasing of the project and intends to improve the property for long term investment. As the property is zoned commercial, it’s future tenancy is flexible and may include single/multi tenant retail, office or medical reuse.

Ashland, MA - 5/22/09 - A well-known area restaurant will be relocating to 12 W. Union Street, a 3 tenant plaza on Rt. 135. Marlene Aron is the sole broker in the transaction and will announce the name soon. The adjoining 2,400 s.f. is available and will benefit from lots of foot traffic. 12 W. Framingham, MA - 4/20/09 - Robert Aron, has leased office space at 855 Worcester Road, Trolley Square, to a psychologists group and 2,500 s.f. to a Karate Studio. 7,000 s.f. of prime retail space is now pending, leaving 4,500 s.f. available. Call for details.

Natick, MA - 3/27/09 - In an economy when there are not many retails stores opening, 42 Worcester Street, will be the new site of a high-end women's consignment store. The 3 unit plaza is anchored by Kids-to-Kids, a children's new and used clothing & accessories store. 2,800 s.f. is available for lease next to the new store.

Framingham, MA - 3/20/09 - Eric Brosler announces the sale of 335 Union Ave, a professionally zoned 2 story building that sold for $240,000 - all cash sale. The Seller's attorney - Atty. Thomas Acton, was truly a pleasure to work with !

Framingham, MA - 2/14/09 - Best Buy has extended its tenancy at 225 Arlington Street. Marlene, presenting the Lessor and David Brasington of Glickman Real Estate, representing the Lessee, were responsible for the original 9,000 s.f. industrial space lease.

Ashland, MA - 1/14/09 - Representing Helen & Jim Kosteas, 12+ years clients, Marlene was able to turn around a 2,000 s.f. lease transaction within 24 hours of the initial showing. The property located at 220 Eliot Street had loading & drive-in access. MH Painting Company & John Canty Construction will share the site.

Framingham, MA - 11/10/08 - Eric Brosler, representing the Lessor of 760 Worcester Road - Rt. 9, has leased the 4,300 s.f. freestanding building to the Fitness Group of New England. The new tenant is already open for business !

Natick, MA - 10/30/08 - Representing the Lessor, a 20 year client, Marlene Aron was the sole broker and has leased the 9,000 s.f. freestanding building at 309 Worcester Street, Rt . 9. The site has been a furniture store for over 26 years. The new tenant will be announced soon.

Holliston, MA - 10/17/08 - Marlene represented West Holliston Professional Park in the sale of the 1.5 acre lot next to 1750 Washington Street ( Rt, 16 ) to Veristat. Marlene had sold Veristat their 14,000 s.f. building located next to the land 2 years ago. The abutting parcel will serve to allow Veristat to add additional s.f. to its building.

Ashland, MA 9/28/08 - Marlene Aron has leased 200 Butterfield Drive - Unit G. The 9,965 s.f. industrial condominium offered loading and drive-in access, first class office space and 15' height. The new tenant will use the unit for manufacturing heating and cooling products.

Framingham, MA 7/31/08 - David Tognacci of Phoenix Commercial, representing REBATH and Marlene Aron, representing the Lessor of 419 Worcester Road, have renewed the current tenant, REBATH, who specializes in bathroom remodeling and renovations. The plaza is 100% full.

Ashland, MA 7/3/08 - Please read Holliston 4/18/08 below - Marlene has successfully sublet 200 Butterfield Drive to Keytech US. The complicated transaction involved several guarantees. Keytech U.S. will occupy the modern 2,900 s.f. industrial condominium in about 2 weeks. This sublet was done as part of the Holliston 11,000 s.f. lease as described below.

N. Attleboro, MA 06/15/08 - Power Engineers, a national engineering firm will open its Massachusetts location at 100 John L.Dietsch Square, located just off of Rt. 495. Marlene represented the Lessees.

Ashland, MA 06/15/08 - Marlene successfully re- leases 200 Butterfield Drive - Unit B-1 to Keytech US. The 2,900 s.f. facility was part of the transaction below and involved sere val personal guarantees to make the deal come together. Note: The transactions listed below were done by Marlene while owning and/or working at Investment Property Specialists, Inc. Marlene sold the company in 2007.

Sudbury, MA 5/10/08 - Dudley Square, an office & retail plaza has a new office tenant - Dr. Linda Reynolds. The new location will be for Introspective Healthcare. Marlene represents the Lessor and is currently marketing 2 retail spaces at the plaza.

Holliston, MA 4/18/08 - Marlene Aron was the sole broker in the 11,000 s.f. lease at 330 Hopping Brook Road in Hopping Brook Park. Computer Recycling US will consolidate their 2 existing  sites.  To put this deal together the owner of 330 Hopping Brook took over the lease payments at the tenant's Ashland facility. Marlene has been hired to sublet their Ashland 2,900 s.f. industrial condo.

Holliston, MA 4/1/08  - Marlene Aron & Jim Gordon of Gordon R.E. have leased 5,921 s.f. at 16 Everett Street to WinSupply, a company that markets renewal energy  products.

Framingham,  MA 3/2/08 - Robin Boyce, of Design Center West/Bedworx Inc. has opened a high-end design center to accommodate the overwhelming response of LeatherFurnitureStore.com at 855 Worcester Road, Trolley Square.  Marlene Aron represented Trolley Square LLC.

Framingham,  MA 2/2/08 - A lease has been signed at 50/60 Worcester Road, Rt. 9 - Venture West Plaza with Mike's Tailoring.  The new store will service Jos. A. Banks clients, as well as other clientele.  The store is relocating from Apple Hill in Natick.  Marlene Aron represented the Lessor.

Framingham, MA 1/11/08 - Marlene Aron, representing the owners of 225 Arlington Street has leased 9,200 s.f. of warehouse space.  The 38,800 s.f. industrial/warehouse.

Natick, MA 1/3/08 - Marlene Aron, representing the Seller's estate, has sold 65 Eliot Street, S. Natick - a 3 story mixed-use office / residential property that included a recently built-out dental office and a large 2 story 5 bedroom apartment.  The property is located directly from the Charles River in historic South Natick.  The selling price was $1,214,000. Financing was arranged by Lisa Yane, Vice President of Milford National Bank & Trust.  The Buyer Dr. Svetlana Novak will occupy the first floor dental suite. The letter of a co-broker stated: "Marlene Aron has an excellent market knowledge, she handled herself with great professionalism throughout the entire process. It was pleasure to work with her."
